A cold shower or a puddle under the water heater can ruin your morning. The big question: can it be fixed, or is it time for a new one?
The answer depends on what's going on, what kind of water heater you have, and how old it is. This guide covers electric tank water heaters and tankless water heaters, the two types we work on most for homeowners in Brooksville, Spring Hill, St. Petersburg, and the rest of our service area.
First Things First: Stay Safe
If your water heater is leaking, take these steps right away:
- Turn off the power. For an electric tank water heater, switch off its breaker at your electrical panel.
- Shut off the water. Close the cold water valve on the pipe going into the top of the heater.
- Keep clear of hot water. Water from the tank or valves can be very hot.
- Move anything valuable away from the puddle.
Then give us a call. We offer 24/7 service, so you don't have to wait until Monday.
Leaking Water Heater: Where Is the Water Coming From?
Where the water is coming from tells you a lot.
Leaks that can often be repaired:
- Loose or worn fittings on the water lines going in and out of the heater
- The drain valve near the bottom of the tank
- The temperature and pressure (T&P) relief valve. This valve lets water out if pressure or heat gets too high. Sometimes the valve is worn out. Other times it's doing its job because something else is wrong, like water pressure that's too high. Either way, it needs a plumber to look at it.
Leaks that usually mean it's time to replace:
- Water coming from the tank itself. If the inside of the tank has rusted through, there's no real fix. A leaking tank tends to get worse, not better, and it can cause real water damage to your garage, closet, or floors.
- Rust-colored water or rust on the bottom of the tank. This often means the tank is breaking down from the inside.
No Hot Water (or Not Enough)?
Electric Tank Water Heaters
An electric tank water heater uses heating elements, thermostats, and a safety switch to heat your water. Common problems include:
- A tripped breaker or reset switch. Easy to check, but if it keeps tripping, something is wrong.
- A failed heating element. Most electric tanks have two. When one goes out, you might get lukewarm water or run out fast.
- A bad thermostat. This can cause water that's too hot, not hot enough, or no hot water at all.
- Sediment buildup. Minerals in the water settle at the bottom of the tank over time. That can make popping or rumbling noises and cut down on how much hot water you get.
The good news: elements, thermostats, and valves are often repairable on a tank that's otherwise in good shape.
Tankless Water Heaters
Tankless units heat water on demand instead of storing it. They're great at saving space, but they have their own issues:
- Scale buildup. Hard water is common in much of Florida, including Hernando County. Minerals can build up inside the unit and cause error codes, weak flow, or water that goes hot-cold-hot. Regular descaling (flushing) helps a lot.
- Error codes. Most tankless units show a code when something's wrong. Write it down before you call. It helps us figure out the problem faster.
- Not enough hot water for the whole house. If you run several showers and the dishwasher at once, a unit that's too small for your home can struggle. That's a sizing issue, not always a broken part.
- Clogged filters or sensors. These can often be cleaned or replaced.
Repair or Replace: How to Decide
Here are the questions we walk through with every homeowner:
1. Is the tank itself leaking? If yes, replacement is usually the only real option.
2. How old is it? Check the label on the side for the date, or the serial number (we can help you read it). If your water heater is getting up in years and has started needing repairs, putting more money into it may not make sense.
3. How often has it needed repairs? Repeated repairs are a sign it's wearing out.
4. Does it still meet your needs? If your family has grown, or you're always running out of hot water, it may be time to look at a bigger tank or a properly sized tankless unit.
5. What does the repair cost compared to replacing? We'll give you the price for both before any work starts, so you can make the call with real numbers in front of you.
We'll give you a straight answer. If a repair makes sense, we'll tell you. If it's time to replace, we'll explain why. Learn more about our water heater services.
Thinking About Switching to Tankless?
Tankless can save space and give you hot water on demand, but it isn't right for every home. Your electrical service, hot water use, and budget all matter. We'll help you choose.
How to Help Your Water Heater Last Longer
- Flush your tank to clear out sediment.
- Descale your tankless unit on a regular schedule, especially with hard water.
- Test the T&P relief valve now and then (or have us do it).
- Watch for early warning signs like rumbling noises, rusty water, or small drips.
Our service plans include regular check-ups, so a licensed plumber can catch small problems before they turn into a cold shower or a flooded garage.

Frequently Asked Questions
Can a leaking water heater be repaired? Often, yes, if the leak is from a fitting, drain valve, or relief valve. If the tank itself is leaking, it needs to be replaced.
Why do I have hot water, but it runs out fast? On an electric tank, it's often a failed heating element or sediment buildup. On a tankless unit, it may be scale or a sizing issue.
How often should a tankless water heater be descaled? It depends on your water and the manufacturer's recommendations. Hard water means it may need it more often. We can recommend a schedule for your home.
Do you offer emergency water heater service? Yes. We're available 24/7.
